What people say about (The Greens at Shawnee)

Marcus Crockett

I was a little nervous at first to move there but I can honestly say so far its been a pleasant experience. When I moved in this past July the apartment was clean when I received it. The carpet looked a little aged but it was clean. Since living there I have had I think 3 maintenance request. They have all been answered in a timely manner. The walls are a little hallow but I really don't hear my neighbors. The rent is reasonable the community is clean. I think its fair for the price. The apartments are starting to show their age but everything works. My heater is a little loud but it works which is all I ask. My only suggestion would be more lighting at night. I use the light from my cell phone to walk to my apt. Overall I am happy with the apartment

I guess they decided to nuke all the reviews. I can provide proof of former residence with the Greens at Shawnee if requested but I am re-posting my review from after moving out. I first moved into this apartment complex in Feb of 2017 and the rent (just rent) then for a single bedroom (non-golf course facing) was $735. The rent slowly went up the first 4 years but in the 5th year it went up to $910 (just rent). Keep in mind you also pay the complex for water/trash/waste water and if you want covered parking (which is reserved). After all that, living by myself I was paying in the neighborhood of $1000 A MONTH for the "privilege" of living here. The appliances are outdated, the cabinets are outdated, only DECENT thing is the full-size washer and dryer in the unit that, thankfully, worked the whole time I was there. Maintenance was slow to respond as all service requests, regardless of actual severity, were listed as general requests in the online portal. I had a leak above my bathtub that thankfully was not BAD but had the potential to become bad. It took them two days to come to inspect the affected area and another day to fix the issue that was actually in the apartment above me. The parking lot gates were broken the entire time I lived there due to people hitting them after following others through. The parking lot, in the back section by the Golf Course Clubhouse, is a minefield of poorly patched or newly forming potholes. The parking lots and sidewalks are poorly cleared of snow and ice during winter. Where I lived there was a part of the sidewalk that never got sun due to trees and the buildings, that during winter was always ice when it was cold. People do not pick up after their dogs so you have to stick to the slanted, cracked, poorly patched sidewalks or risk tracking dog shit into your apartment. It took them almost a month to return what was left of my deposit. They kept $190 for "cleaning and painting" and then applied my last month's water bill to the remainder due to how they process water bills as that is what the property manager told me when I was turning in my keys. I recorded my walk-through with the maintenance team before turning in my keys and was told they were going to replace the carpet. When I got my deposit back, I saw they were going to charge me for that but I had lived there 6 and a half years and they were going to replace it anyway. I was not charged but I saw that they initially planned to. The property manager is either willfully misinforming tenants or uninformed when it comes to Kansas Tenancy law. They told me that I had 30 days from turning in my keys to pay any outstanding charges if they occur. This is a misstatement of Kansas law, THEY have 30 days from the end of my lease to provide an itemized list of deductions and the remainder of my deposit or an itemized list of additional charges or they can be sued in Civil Court for 1.5x the deposit. Keep away at basically all costs. As others have said in since-deleted reviews, the only real saving grace of this place is one or two maintenance guys who try but are overworked. I wonder how long before this review is nuked. Doesn't matter since I will repost it.

I've never understood why the poor reviews. We lived here for ~4 years and never had a bad experience. No bugs, no smoke, maybe we just had great neighbors!
